Even in the Southeast, where winters are generally milder than in northern climates, brick sealing offers significant protection against freeze/thaw damage.
Brick, and mortar, are porous materials. This means it contains tiny pores and capillaries that can absorb and hold water. The freeze/thaw cycle occurs when:
Water Penetration: Water (from rain, humidity, sprinklers, or even condensation) seeps into the pores of the brick and mortar.
Freezing and Expansion: When the temperature drops below freezing, this absorbed water turns into ice. Water expands by about 9% when it freezes.
While the Southeast doesn't experience prolonged deep freezes, it's actually the fluctuating temperatures around freezing that are most damaging.
Frequent Fluctuations: Temperatures can easily dip below freezing at night and then rise above freezing during the day, creating multiple freeze/thaw cycles within a single winter. This constant expansion and contraction is more detrimental than sustained freezing.
High Humidity and Rainfall: The Southeast is known for its high humidity and frequent rainfall, even in winter. This means there's ample moisture available to penetrate brick surfaces, even if the ground isn't consistently covered in snow.
Dew Point and Condensation: Even without direct rain, warm, humid air can condense on cooler brick surfaces, providing another source of moisture that can then freeze.
